1. Booking and Payment

• All bookings must be made directly with Eden Farmhouse.

• Full payment is required at the time of booking unless previously agreed with your host or the owners of Eden Farmhouse.

• A £1000 security deposit is required 14 days before the stay if such approval is granted. The security deposit will be refunded within 3 working days of checkout, minus any necessary deductions for damage or rule violations.

• We accept payments via bank transfer, credit/debit card, and Stripe.

• Prices are inclusive of applicable taxes and fees unless otherwise specified.

2. Cancellations and Refunds

• Cancellations made within 7 days of booking confirmation are eligible for a full refund.

• Cancellations made after the 7-day cooling-off period will not be eligible for a refund.

• In exceptional circumstances, we may consider rescheduling your stay at our discretion.

3. Guest Responsibilities

• Guests must comply with all house rules provided.

• Noise restrictions apply: guests must keep noise to a minimum, especially during nighttime hours.

• Strict quiet hours are from 9:00pm to 9:00am.

• Pets are not allowed without prior written consent from the property owners.

• Smoking is strictly prohibited inside the property and is only permitted in outdoor areas.

• No parties, gatherings, or additional day guests are allowed without prior written approval from the property owners

• The maximum occupancy for Eden Farmhouse is as stated in the booking details. Exceeding this limit may result in immediate termination of the booking without refund.

• Guests are responsible for any damage caused to the property, furnishings, or amenities during their stay.

4. Use of Swimming Pool and Hot Tub

Eden Farmhouse, the host of Eden Farmhouse nor the owners of Eden Farmhouse accept liability for accidents, injuries, or deaths that occur in or around the swimming pool or hot tub.

• Guests use the swimming pool and hot tub at their own risk.

• Children must be supervised by a responsible adult at all times when using the pool or hot tub.

• No person is to enter the pool until the pool cover is fully retracted.

• No glassware is allowed near the pool or hot tub areas.

• Pool & Hot Tub hours are from 9:00 am to 9:00 pm daily.

• Regular maintenance of the pool and hot tub is carried out, and guests will be informed in advance of any scheduled maintenance during their stay.

5. Liability and Indemnity

• Eden Farmhouse is not liable for any injury, illness, loss, or damage to personal property during your stay.

• Eden Farmhouse is not liable for any injury, illness, loss, or damage to personal property or Eden Farmhouse made by any third party.

• Guests agree to indemnify and hold harmless Eden Farmhouse and its owners from any claims, liabilities, damages, or expenses arising from their stay, including but not limited to the use of the swimming pool, hot tub, and other facilities.

• A force majeure clause applies: Eden Farmhouse is not responsible for cancellations, interruptions, or damages caused by unforeseen events such as natural disasters, pandemics, or government actions.

• Eden Farmhouse is not liable for any injury, illness, loss, or damage to personal property

6. General Terms

• Check-in time is 3:00 pm, and check-out time is 11:00 am unless otherwise agreed.

• Guests are required to respect the property, neighbours, and local community.

• A cleaning fee will be included as part of the booking, and guests are expected to dispose of waste responsibly according to provided instructions.

• A complaints procedure is available upon request, ensuring that any issues during your stay are handled promptly and professionally.

• Any breach of these terms may result in immediate termination of the booking without refund.

• Any breach of these terms may result in the request for immediate checkout and charge of the security deposit in full.
